Frequently Asked Questions
ABOUT DESIGN-BUILD
-
Design-Build means one team handles both the design and construction of your project from start to finish. This streamlined approach eliminates the coordination headaches between separate architects and contractors, often saves time through overlapping design and construction phases, and provides single-point accountability for your entire project.
-
Traditional projects require you to manage relationships between multiple parties who may not communicate effectively. With Design-Build, you have one point of contact throughout your project. Changes, decisions, and communication flow through a single, coordinated team that works together daily.
-
You'll work directly with our design team during the planning phase and have a dedicated Project Supervisor who oversees construction from start to finish. This supervisor is a Soutra employee and skilled craftsperson who communicates with you regularly and is available to answer questions throughout your project.
PROJECT PROCESS & TIMELINE
-
Timeline depends on project scope and complexity. Custom homes typically take 8-12 months from design to completion. Major renovations range from 3-6 months. We'll provide a detailed timeline during your initial consultation that accounts for design, permitting, and construction phases.
-
We start with an initial consultation to understand your vision, needs, and budget. Our design team then creates preliminary concepts, followed by detailed plans and 3D renderings. You'll see exactly how your finished project will look before construction begins. The design phase typically takes 4-8 weeks depending on project complexity.
-
Your Project Supervisor provides regular updates throughout construction. Most clients receive weekly progress reports, and we're always available for questions or site visits. We believe communication is key to a successful project.
-
Changes are common and we handle them efficiently. Since our design and construction teams work together, we can quickly assess any requested changes for cost and timeline impact. Your Project Supervisor will walk you through options and implications before proceeding.
COST & CONTRACTS
-
We provide detailed cost estimates during the design phase based on your specific requirements, material selections, and scope of work. Our estimates include all aspects of the project – design, materials, labor, permits, and project management – so there are no surprises.
-
Yes, we provide firm pricing once the design is finalized and all specifications are confirmed. This gives you budget certainty before construction begins. We include allowances for materials and fixtures, with clear guidelines on how changes affect pricing.
-
Payment schedules vary by project type and size. Typically, we require a design deposit to begin, with construction payments tied to project milestones. We never require large upfront payments and follow industry-standard practices for payment timing.
PERMITS & REGULATIONS
-
Absolutely. We manage all permitting requirements, including building permits, plumbing, and any specialty permits your project requires. Our team coordinates all inspections and ensures compliance with Massachusetts building codes and local regulations.
-
Permit approval times vary by municipality and project complexity, but typically range from 2-6 weeks. We begin the permit application process as soon as your design is finalized to minimize delays. Some complex projects may require additional review time.
-
